Clients who require assistance selling a home can rest assured that the professionals at Harborside will assist.  We bring value to every transaction and have the resources necessary to ensure the sale of your home goes smoothly.  Harborside will always strive to help you sell your home as quickly as possible and for the highest selling price.

Buyer Value Option (BVO)
The Buyer Value Option program allows the relocating employee to have more input in the sale of the home.  In addition, an employer saves on tax gross-up expenses on home selling costs, if it ordinarily offers direct reimbursement to relocating employees.  The BVO does not include a guaranteed buyout offer from the employer. The BVO eliminates the home appraisal process and concentrates on marketing assistance to receive the fair market value for the home.

 In a typical BVO transaction, a third-party relocation company will assist in establishing a fair market value through at least one broker market analysis (BMA).  After the seller, and their real estate agent, have located a bona fide buyer, the third-party company  purchases the home, advances available equity to the relocating employee, relists the home and closes with the buyer.  The transferee does not have to be involved after selling the home to the relocation company and does not have anything to do with closing.

The BVO takes advantage of a quick-moving market, but when the market slows down, this may not be the best way to get the employee moved as quickly as possible.
